In many cases, an appraisal is only part of the overall project.  That is why it may be in your best interest to utilize a real estate consultant to evaluate the project prior to engaging an appraiser or other professionals.   Market rent analysis, market studies, feasibility studies, highest and best use analysis, cost segregation, and analysis for an under-performing asset are all examples of services provided by a professional real estate consultant (specific examples of the above categories are provided below).
